About Up&Up

We're building an AI-native operating model—using modern tools and automation to run maintenance, leasing, and resident services faster and at lower cost—so we can deliver an exceptional living experience to our residents at scale.

The Role

The Operations Manager keeps our maintenance and construction projects running smoothly, on time, and on budget. This is an AI-forward role: you'll use AI tools and automation to manage the day-to-day, build workflows that cut out manual work, and coordinate across vendors, tenants, and internal teams.

Key Responsibilities

● Run day-to-day maintenance and construction operations—planning, scheduling, and tracking tasks to meet company standards and deadlines.

● Use AI tools (AI agents, automated dispatch, SMS/voice assistants) to triage, route, and resolve maintenance requests.

● Build and improve AI-enabled workflows that automate repetitive tasks like work order intake, vendor follow-up, and tenant updates.

● Manage a team of onshore and offshore Maintenance Technicians and Coordinators.

● Resolve escalations and urgent issues quickly, with great service to tenants.

● Review repair and renovation scopes for quality and fair pricing.

● Deliver repair and renovation work on time, on budget, and at or above our quality standards.

● Work with vendors and contractors on quotes, quality, and budgets.

● Recruit and screen new vendors.

● Track activity, spot trends, and recommend ways to improve and automate.

What We're Looking For

● Comfort using AI tools and a habit of automating manual work.

● Good judgment on when to let automation run and when to step in.
