About the role:

Darwin Homes is looking for a highly motivated, intelligent, and passionate Evictions Manager to join our team. We’re growing fast, and growth means the challenges we’ll work on together will change as we lead Darwin through new and different phases.

What you'll do:

  • Manage, track, and report on eviction case progress across all clients and markets.
    • Collaborate with and support internal ops teams to enhance team efficiency.
    • Provide weekly performance summaries and case updates to internal stakeholders for client-facing reporting.
  • Manage eviction coordinator performance, processes, and adherence to SLAs to include:
    • Establish, iterate, and document best practices and SOPs for day-to-day management.
    • Enforce SLAs to ensure timely, accurate processing of notices, filings, attorney communications, internal communications, and related administrative tasks.
    • Provide direct management to the Evictions Coordinator Manager through weekly 1:1s and support weekly team syncs.
    • Conduct recurring performance and quality audits to ensure eviction data and documentation are accurate, complete, and consistently maintained.
  • Provide national attorney and vendor oversight.
    • Manage attorney vendor relationships and performance through recurring meetings, performance reviews, escalation management, etc.
    • Source, evaluate, and onboard new eviction attorney firms as needed.
    • Complete recurring invoice reviews to ensure accuracy and conduct quarterly cost analyses to monitor financial performance and budget adherence.
  • Support and manage all evictions-related escalations.
  • Attend remote and in-person legal hearings when required.
  • Document and research all local regulations surrounding landlord-tenant law, updating with legislation changes and seasonality.
  • Other duties as assigned.

What You'll Have:

  • Excellent written and verbal communication skills.
  • Strong organizational and time-management skills.
  • Experience managing complex legal or jurisdictional requirements for SFR property management.
  • Experience managing 5+ nationwide legal or operational vendors.
  • Ability to confidently adopt and navigate new technology; proficiency in MS Office, Google Workspace, Slack, and Zendesk.
  • 3-5 years of prior eviction management or legal coordination within the SFR industry.
